The Court Kit Is Only the First Line in the Budget

Audit freight, customs, foundations, drainage, installation, electrical work and approvals with a six-stage cost-and-responsibility schedule.

A padel court kit is a manufactured product, not a completed facility. The headline price may cover steel, glass, mesh, turf and hardware while leaving the buyer to fund freight, customs, foundations, drainage, installation, electrical work, approvals, inspections and long-term upkeep.

To expose padel court kit hidden costs, compare suppliers through an itemised cost-and-responsibility schedule running from the factory gate to a commissioned court—not through labels such as “installed” or “turnkey.”

The short answer: a kit price is not a completed-court price

The difference between an advertised kit and a usable court can be substantial, but there is no defensible universal multiplier. Site conditions, specification, country, tax treatment, freight route and contractual scope all change the result.

Build the estimate in six stages:

  1. Factory kit: enclosure, glass, turf, net, doors, anchors, hardware and stated options.
  2. Landed delivery: packaging, insurance, freight, customs, taxes, port costs, inland transport, storage and unloading.
  3. Site and civil works: surveys, design, clearing, excavation, foundation, drainage, conduits and reinstatement.
  4. Installation and electrical work: assembly, lifting, local labour, cabling, controls, connection, testing and commissioning.
  5. Approvals and handover: permits, professional fees, inspections, certification, documentation and defect correction.
  6. Operating and replacement costs: cleaning, turf care, repairs, utilities, insurance, downtime and replacement reserves.

A commercially interested US seller’s 2023 project example illustrates the gap. It quoted a base structure range of US$20,000–US$27,000, then showed a representative total of US$73,182. The listed total included US$23,862 for the court, glass and turf; US$25,000 for excavation and cement; US$1,500 for equipment rental; US$6,000 for labour; and US$8,000 for international and local shipping. It also included lighting posts and fixtures, hinged doors, protective padding, zinc primer and ball-stop netting. Crucially, the US$73,182 still excluded design, permitting and electrical work, as well as a separately estimated US$1,000–US$3,000 geotechnical study. These are 2023 US-dollar vendor figures for one seller’s stated scope, not a current market average or a Sydney quote (Padel+ 2023 cost breakdown).

An official planning reference shows the same scope gap in another market. The LTA’s indicative 2025 UK costs list £36,000 for one court with lights and £35,000 for the ring beam, court base, ducting and drainage: £71,000 before VAT and fees. The LTA describes these figures as guides because location and site conditions determine the final cost (LTA 2025 construction guidance).

Both examples are cost bridges, not benchmarks. One is historical US vendor evidence in US dollars; the other is 2025 UK governing-body guidance in pounds, excluding VAT and fees. Neither establishes a current Australian or universal completed-court price.

What are you actually buying?

A typical kit may contain the steel frame, mesh, tempered glass, artificial turf, silica-sand infill, net, doors, anchors, fixings, packaging and technical documents. Lighting fixtures may be included, optional or excluded. Even where fixtures appear in the bill of materials, poles, cabling, controls and electrical connection may remain outside it.

The practical distinction is contractual:

An “installed” price can assume that the owner has already supplied an approved and cured foundation, drainage, buried conduits, suitable power routes, site access, unloading equipment and local labour. The installation crew may be arriving only to assemble the enclosure, fit glass, lay turf and complete specified finishing work.

Likewise, “turnkey” has little budgeting value on its own. A whole-project proposal should state whether it covers civil works, freight, customs, taxes, unloading, electrical connection, permits, testing, warranties and every owner responsibility.

Public procurement illustrates how broad the scope becomes when a buyer specifies a functioning facility. Pakistan Industrial Technical Assistance Centre’s Tender Notice No. 483/2026, for a padel court and outdoor cricket arena at its Lahore headquarters, separately identified levelling, drainage, base construction, steelwork, glass, turf, lighting, finishing, inspection, warranty and maintenance obligations (PITAC Tender Notice No. 483/2026). It was a project-specific tender, not a general cost guide.

For comparison purposes, treat only explicitly listed contractual items as included. Marketing labels are not line items.

Civil works: the expensive work beneath and around the court

The enclosure is visible; the enabling works beneath and around it are easier to omit from an early quote. They can include:

  • boundary and topographical surveys;
  • geotechnical investigation;
  • structural and drainage design;
  • clearing and demolition;
  • excavation, grading and disposal;
  • imported fill, sub-base and compaction;
  • reinforced concrete slabs, footings or ring beams;
  • stormwater drainage and discharge works;
  • electrical and communications conduits;
  • retaining works or utility relocation;
  • reinstatement, walkways and landscaping.

There is no universal foundation specification. The correct design depends on the exact court system, soil, slope, climate, local wind and other loads, finished elevations, drainage strategy and local engineering requirements. The manufacturer should provide current model-specific dimensions, tolerances, anchor positions and loads; the local design team must reconcile those requirements with the site.

Weak soil can require deeper excavation, stabilisation or replacement. Excessive slope may require regrading or retaining works. Buried services can force relocation or redesign. Runoff entering from the wider property can overwhelm drainage designed only around the court footprint. Restricted access can change the construction method and equipment required.

A finished slab is therefore not automatically installation-ready. Confirm:

  • exact dimensions and set-out;
  • finished elevations and flatness;
  • specified thickness and reinforcement;
  • slope and drainage performance;
  • concrete strength and curing status;
  • anchor zones or embedded anchor positions;
  • structural capacity for the selected court and local loads;
  • utility routes and penetrations;
  • working clearance and installation access;
  • suitable lifting and unloading equipment.

For an existing slab, use the same checklist rather than assuming that “concrete exists” settles the question. Thickness, reinforcement, flatness, slope, drainage, anchor zones and structural capacity all require local engineering assessment before reuse.

Errors at this stage are expensive because later trades depend on the foundation. Misplaced anchors may require cutting and repouring concrete (PeakPadel installation guide). Inadequate drainage can prompt redesign, remediation and delay after work has already been completed.

Manufacturer planning guidance also warns that deficient foundations, utility conflicts, inaccessible delivery routes and drainage changes can generate extra site work and scheduling costs. Official LTA padel construction guidance is useful because it treats foundations, ring beams, drainage, enclosure and lighting as coordinated systems extending beyond the purchased structure. As UK guidance, however, it does not determine Australian engineering, planning or construction requirements.

The landed cost of an imported court

Trace an imported kit through every handoff:

factory → export packaging → freight insurance → sea or road freight → customs clearance → duties and taxes → port or terminal charges → inland transport → storage → site delivery → unloading → transfer to the installation area

A quote marked EXW, FOB, CIF or DAP identifies a trade term, but the term alone does not prove that customs handling, inland delivery, unloading, installation or commissioning is included. Require each proposal to state:

  • quoted currency and exchange-rate assumptions;
  • whether tax is included or excluded;
  • the named Incoterm and named place;
  • quote validity and escalation terms;
  • shipment origin and destination;
  • expected number and type of containers or vehicles;
  • the responsible party at every handoff;
  • insurance scope and claims procedure.

Final-site logistics deserve their own inspection. Check truck access, turning space, gates, overhead restrictions, ground bearing capacity and room to position and unload a 40-foot container. Budget separately where necessary for a crane or forklift, glass-handling equipment, smaller transfer vehicles, secure storage and local labour (PanoCourt construction guide).

If the delivery vehicle cannot reach the installation point, materials may need to be lifted or shuttled in smaller loads. Supplier guidance says this can require a locally sourced crane or forklift, transfer vehicles and an extra working day (Padelcreations logistics guide). It is not merely an inconvenience at delivery; it can alter the installation plan.

Freight per court also depends on packaging and container utilisation. Ordering another court does not guarantee a proportional saving. Two or three courts may fit on one vehicle depending on model, but a three-court European order can require a second vehicle carrying only one court at the same transport cost as the first.

Finally, isolate installer travel from assembly labour. Flights, visas, accommodation, meals, local transport, freight for tools, supporting labour and commissioning may all be separate. If the buyer must provide a local crew, define its size, skills, hours and supervision rather than carrying a vague “local assistance” allowance.

Lighting, installation, and schedule costs that hide in the handoffs

“Lights included” may mean fixtures only. A complete lighting scope can also require poles or mounting structures, conduits, cabling, switchboards, protective devices, controls, utility upgrades, licensed electrical labour, testing, connection and commissioning. The LTA’s 2025 guidance calls for the electricity connection to be priced and the floodlights to be installed by a qualified electrician. Ask who designs the system, who verifies local compliance and what measurable condition constitutes completion.

Apply the same discipline to installation. Assembly labour is not necessarily foundation construction, unloading, crane or forklift hire, glass lifting, local support labour, power, tools, consumables, cleanup, inspection or correction of defective owner-supplied work.

A compact end-to-end programme normally includes:

  1. survey and site investigation;
  2. engineering and design coordination;
  3. approvals;
  4. civil works;
  5. concrete curing and readiness checks;
  6. kit production;
  7. international and inland freight;
  8. unloading and storage;
  9. enclosure, glass and turf assembly;
  10. electrical connection and commissioning;
  11. inspection, defects and handover.

Vendor assembly estimates commonly fall around three to seven working days, depending on the court system and crew experience, but generally start only after the foundation has cured, permits and materials are available, access is clear, and the required utilities and equipment are ready. One factory-direct guide states three to five days for an experienced four-person crew after foundation curing, while allowing longer for a first-time local crew.

That short assembly window is not the project duration. Design, approvals, production, freight, site works and curing can each precede it.

Delivery timing matters too. A court arriving before the base is ready can create storage and demurrage, repeated handling, remobilisation and rescheduling costs. Before release from the factory or port, require a signed readiness review covering:

  • dimensions and elevations;
  • anchors and tolerances;
  • concrete curing and acceptance;
  • drainage;
  • power and conduit routes;
  • truck and equipment access;
  • unloading and glass-handling equipment;
  • secure storage;
  • working clearance;
  • permits and required inspections.

The useful milestone is not “concrete poured.” It is “site accepted for this model’s delivery and installation.”

Costs beyond construction: opening and owning the court

Keep the completed-court budget separate from the club-development budget. Even a commissioned court may exclude land or rent, financing, parking, reception and clubhouse works, changing facilities, accessibility upgrades, major utility connections, insurance, booking software, staffing, launch activity and opening working capital.

Then divide court ownership costs into three groups:

  1. Routine maintenance: cleaning, turf brushing, infill management, glass cleaning, inspection, drainage upkeep and surrounding-site care.
  2. Unpredictable repairs: seams, gates, nets, padding, hardware, damaged glass, electrical faults, lighting components and localised drainage problems.
  3. Periodic major replacements: turf and other components whose useful life depends on product, conditions and use.

Outdoor courts face weather, debris, runoff, vegetation and UV exposure. Indoor courts avoid some direct weather exposure but can still face dust, humidity, condensation, HVAC effects, roof leaks and intensive year-round use. Usage matters as much as court count: heavier bookings increase turf wear, infill movement, gate cycles, cleaning and general component wear.

There is no reliable universal annual maintenance number or turf-replacement interval. A more defensible operating model carries separate lines for routine labour, consumable supplies, contracted servicing, unpredictable repairs and major-replacement reserves, then adjusts them for the specific product, usage and environment (padel court maintenance planning).

Also budget for downtime. A repair has both a direct invoice and a potential loss of court availability. That does not make every failure predictable, but it does justify a separate reserve rather than burying maintenance inside a general operating-cost percentage.

Use this quote-audit checklist before paying a deposit

A Sydney forum post asking whether inexpensive imported kits reflect the real cost of opening a club captures the question buyers are asking. It is anecdotal and establishes neither local demand nor cost, feasibility or profitability. The answer must come from a site-specific quote audit.

Ledger 1: court equipment

Require each supplier to identify:

  • exact model and revision;
  • steel grades, member sizes and coating system;
  • glass thickness, specification and panel count;
  • turf product, quantity and warranty;
  • infill type and quantity;
  • net, posts and tensioning hardware;
  • doors, gates and accessibility configuration;
  • anchors, bolts, fixings and consumables;
  • lighting fixtures, poles and brackets;
  • padding, benches, ball-stop netting and other accessories;
  • commissioning spares and replacement parts;
  • export packaging;
  • structural calculations, drawings, manuals and certificates.

Do not transfer a specification from one model or environment to another. An indoor glass, turf, coating or structural recommendation may not suit an outdoor, coastal or high-wind installation.

Ledger 2: logistics

Record:

  • Incoterm and named place;
  • shipment origin and destination;
  • freight insurance;
  • export and customs documentation;
  • customs-broker responsibility;
  • duties, GST, VAT or sales tax;
  • port, terminal and inspection charges;
  • inland and final-site delivery;
  • storage and demurrage;
  • crane, forklift and glass-handling equipment;
  • damage risk at each handoff;
  • responsibility for missing or delayed components.

Ledger 3: installation

Define:

  • crew size, qualifications and working days;
  • exact assembly and finishing scope;
  • flights, visas, accommodation, meals and local transport;
  • owner-provided labour and required skills;
  • tools, consumables and lifting equipment;
  • turf installation and infill;
  • lighting assembly versus electrical connection;
  • testing and commissioning;
  • cleanup and waste disposal;
  • inspection and defect correction;
  • objective completion and acceptance criteria.

Ledger 4: local civil and electrical works

Price:

  • surveys and site investigation;
  • geotechnical work;
  • structural, civil and drainage engineering;
  • clearing, demolition and excavation;
  • fill, compaction and sub-base;
  • slab, footings or ring beam;
  • drainage and stormwater discharge;
  • retaining works;
  • conduits and utility routes;
  • cabling, panels, controls and connection;
  • utility-capacity upgrades;
  • reinstatement, paths and landscaping;
  • local contractor mobilisation.

Ledger 5: professional and regulatory services

Include:

  • planning and building approvals;
  • authority application charges;
  • engineering certification;
  • noise, lighting, traffic or environmental advice where locally required;
  • inspections;
  • testing and handover records;
  • professional fees;
  • insurance and any bonds or securities;
  • occupancy or operational approvals where applicable.

Contract checks

Before paying a deposit, confirm:

  • currency and tax treatment;
  • quote validity and price-escalation rules;
  • payment schedule and security;
  • production and delivery lead time;
  • model-specific warranties;
  • structural and corrosion exclusions;
  • approved-installer requirements;
  • owner responsibilities;
  • variation procedure and rates;
  • treatment of shortages, damage and delay;
  • governing law and dispute process;
  • documentation required before final payment.

Price all known exclusions before adding contingency. Otherwise, contingency becomes a hiding place for identifiable scope rather than an allowance for uncertainty. One vendor guide suggests approximately 10%–15% during early design, but that is vendor guidance, not a universal rule; the appropriate allowance depends on design maturity, site risk and contract structure (vendor quote-comparison guidance).

For an Australian project—and especially before converting foreign planning figures into a Sydney budget—obtain current quotations or written advice from:

  • a local structural or civil engineer;
  • a civil contractor;
  • a licensed electrician;
  • a freight provider;
  • a customs broker or tax specialist;
  • the proposed installer;
  • an insurer;
  • the relevant planning, building and other approval authorities.

Frequently asked questions

Can I use an existing concrete slab for a padel court?

Possibly, but the existence of a slab does not establish that it is suitable. A local engineer should assess its dimensions, thickness, reinforcement, flatness, slope, drainage, condition, structural capacity and anchoring zones against the exact court model and local loads. US builder guidance identifies thickness, flatness, drainage, reinforcement and anchoring suitability as checks that remain necessary even where concrete is already present.

Also confirm that drilling will not strike buried electrical, water or gas services, and that the site has suitable access, clearance, power routes and drainage. Reuse can reduce civil work only after those checks; it is not an automatic saving.

Does a court warranty cover structural failure and corrosion?

Not necessarily. Warranty scope varies by manufacturer, component, coating system, installer and environment. The LTA’s 2025 guidance says manufacturer warranties usually cover individual-component wear and corrosion rather than structural failure of the perimeter enclosure. It separately recommends checking installer warranties and professional-indemnity arrangements for structural design (LTA 2025 construction guidance).

Ask for the actual warranty wording before purchase. Identify coverage periods, exclusions and claim responsibilities for structure, corrosion, glass, turf, lights, fixings, installation defects and foundation-related movement. Also check whether coastal exposure, unsuitable maintenance, unapproved installation or owner-supplied foundations affect coverage.

The useful comparison is not supplier A’s kit against supplier B’s kit. It is the normalised cost and responsibility schedule from factory gate to commissioned court. Itemise every known exclusion, complete the site-readiness review, obtain current local professional and logistics prices, and only then add a clearly labelled contingency and ownership reserve.
